How it works

How the instant roof estimate works

Updated · QuickRoofBids

You type your address, we find your roof on current aerial imagery, and after you tell us where to send it you get a price range built from a licensed local contractor’s own rates, with that contractor named beside the price. It takes about a minute, it is free, and the contractor confirms the final number at a free on-site inspection.

The steps, in order

  1. Address. Enter your home address. We locate the house on current aerial imagery.
  2. Your roof, found. You see your roof outlined on the satellite view so you know we have the right building.
  3. Where to send your price. Your name, email and phone number. The text-message consent box is optional.
  4. Measurement. The roof is measured: surface area, pitch and the number of facets. You confirm the stories and pick a material.
  5. Your price. A range from the contractor’s own pricing, with their name on it, plus the measurements behind it.

How the roof is measured

Most online roofing calculators ask for your home’s square footage and multiply it by an average. That misses the two things that drive a roof’s size: the slope of each roof plane and how far the roof hangs past the walls. Our estimate measures the roof itself. It uses current aerial imagery and elevation data for your address to find the building, split the roof into its individual planes, and work out the true pitched surface area and slope of each one. We test the measurement engine against professional roof measurement reports, and when the aerial data for a particular address is not trustworthy, for example a roof hidden by heavy tree cover or imagery that predates an addition, the tool says so and asks you to trace the outline yourself instead of confidently pricing a bad measurement.

How the price is calculated

The price is never a regional average. It comes from the price list of the specific licensed contractor who serves your ZIP code: their rate per roofing square for the material you choose, their waste allowance and their minimum job size, with an adjustment for split-level and two-story homes. Contractors set and update these rates themselves, and a change takes effect on the next estimate. Because the rates belong to the contractor, two homes in ZIP codes served by different contractors can be priced from different price lists, exactly as two quotes from two roofers would be. The result is shown as a range of plus or minus 20% around the calculated price, because some costs can only be seen in person: soft or rotten decking under the old shingles, extra layers of old roofing to tear off, and chimney, skylight and wall flashing. You can see the maths applied to real roof sizes in the roof replacement cost guide.

What happens after you see your price

The contractor named on your estimate receives your request and contacts you to arrange a free on-site inspection. At the inspection they verify the measurements and check the decking, flashing and ventilation, then give you a firm price. Final pricing may differ from the preliminary range because of decking condition, layers to remove, flashing, ventilation or a change of material. You are under no obligation at any point. The estimate itself is valid for 30 days.

Common questions

How accurate is an aerial roof estimate?

The roof is measured facet by facet from current aerial imagery, and we check the measurement engine against professional roof measurement reports. The price is shown as a ±20% range because decking condition, the number of old layers and flashing details can only be confirmed on site. The contractor confirms the final price after a free on-site inspection.

Do I have to talk to a salesperson to get my price?

No. You enter your address, name, email and phone number and the price range appears on screen. A local contractor will follow up to offer a free on-site inspection, but there is no obligation to book it or to buy anything.

Who sees my information?

Only the licensed contractor named to you with your price, plus the service providers who run the site such as hosting and text-message delivery. QuickRoofBids does not sell your information to lead brokers.

Do I have to agree to text messages?

No. The consent checkbox is optional and starts unchecked. You see the same estimate whether or not you check it.

How long is the estimate good for?

The preliminary estimate is valid for 30 days. After that, material and labor prices may have moved, so the contractor will re-confirm it.
